What moves the price

In descending order of impact. These are also the questions worth asking a contractor whose quote sits outside the range above.

  1. Material

    Architectural asphalt shingle is the baseline. Standing-seam metal runs two to three times more, and tile or slate higher still, with structural implications.

  2. Roof area and pitch

    Roofing is priced per square, meaning 100 square feet. Steep pitches above 6:12 require staging and fall protection that add 20 to 50% to labor.

  3. Layers to tear off

    Each existing layer adds labor and disposal cost. Two or more layers must come off; a single layer sometimes may be roofed over, though it is rarely a good idea.

  4. Decking condition

    Rotten sheathing is not visible until tear-off. Contracts should state a per-sheet replacement price so the change order is not a negotiation on the day.

  5. Complexity

    Valleys, dormers, chimneys, skylights and multiple planes all add flashing detail, which is where roofs leak and where skilled labor is spent.

Can you do it yourself?

Not a DIY job

Falls from roofs are among the leading causes of construction fatalities, and the flashing details that prevent leaks are the hardest part to get right. Material warranties are generally void without certified installation.

Permits and inspection

A building permit is required in most jurisdictions. Ice barrier requirements in cold climates and high-wind nailing patterns in coastal zones are inspected items.

Will insurance pay for my roof?
Insurance covers sudden damage such as hail, wind or a fallen tree — not wear-out. Many policies now settle on actual cash value for older roofs, which pays a depreciated amount rather than replacement cost.
Can I roof over the existing shingles?
Code generally allows a second layer over one existing layer, but it traps heat, shortens the new roof's life, hides deck damage and makes the eventual tear-off more expensive. Tear-off is almost always the better decision.
