Tuckpointing deteriorated mortar joints is the least expensive repair. Rebuilding the upper courses, replacing the crown, or installing a liner each step up in cost.
Chimney height and accessibility
Roofline chimneys are accessible. Chimneys on steep roofs or above two stories require scaffolding or a chimney hoist.
Flue liner condition
A cracked or missing flue liner requires a stainless steel insert at $1,500 to $3,500. Unlined chimneys used for gas or wood burning are a safety hazard.
Crown and cap
A cracked chimney crown lets water into the masonry, causing freeze-thaw damage. Crown rebuild or seal costs $300 to $1,500.
Flashing at the roofline
Failed chimney flashing causes roof leaks. Step flashing and counter flashing replacement costs $300 to $800 and is often done with roof work.
