What moves the price
In descending order of impact. These are also the questions worth asking a contractor whose quote sits outside the range above.
Flooring material
Carpet is $3 to $6 per square foot installed. LVP runs $4 to $9. Hardwood runs $8 to $15. Tile runs $8 to $18. Natural stone runs $12 to $25.
Subfloor preparation
Leveling compound, plywood overlay, or moisture barrier adds $1 to $3 per square foot. Skipping prep causes premature flooring failure.
Removal of existing flooring
Tearing out carpet is cheap. Removing glued-down vinyl or ceramic tile adds $1 to $3 per square foot in labor.
Room complexity
Open rectangular rooms are fastest. Closets, hallways, stairs, and irregular shapes add cuts and waste.
Furniture moving and transitions
Moving furniture adds labor. Transition strips, reducers, and stair nosing add material cost at doorways and level changes.
Can you do it yourself?
LVP click-lock and carpet are the most DIY-friendly options. Hardwood nail-down and tile require skill and specialized tools. Subfloor prep is critical — an unlevel subfloor ruins any flooring installation.
