How much should a concrete contractor charge?

Concrete contractors price flatwork at $6–$14 per square foot installed for standard 4-inch slabs, driveways at $6–$12/sf asphalt tear-out and replace higher for stamped finishes — built from burdened finisher labor, ready-mix and pump costs, equipment days, and 18–28% gross margin.

Build your rate from burden and overhead, not from wage alone. Use the calculator and template below, and compare to what we publish to homeowners for the same work.

How to use this guide

Concrete is sold by the cubic yard and the square foot — volume math errors become cold joints and lost pours. This guide links crew-day economics to installed $/sf bands homeowners see on driveway and patio cost guides.

Pump, short load, and weekend pour premiums belong in the quote before the truck arrives. Subgrade prep, rebar, and vapor barrier are scope lines — not surprises when the gravel is thin.

Masonry and flatwork often share crews; price retaining walls and veneers with face square and bond pattern, not slab rates.

Flatwork vs structural

Driveways and patios are production jobs; footings and walls need engineering, inspection, and forming days priced separately.

Winter pours and hot-weather cures need admixture and protection lines — weather risk is margin risk if unpriced.

Rate build-up

From wage to billable rate

Finisher and laborer burden, plus mixer, pump, and saw rental allocated per pour day. Overhead includes estimating, testing, and warranty on crack callbacks.

StepExample range
Base wage (finisher / laborer blend)$22–$32/hr
Labor burden× 1.38–1.50
Loaded labor per crew-day$2,000–$3,400/day
Ready-mix, pump, reinforcement$4–$8/sf material+plant
Overhead & equipment+ 25–35% on labor
Installed flatwork (margin included)$6–$14/sf; stamped to $18/sf

Typical service rates by region

Ready-mix and aggregate are regional; labor adds 15–30% in high-wage metros. Freeze-thaw markets need thicker base and joint detail.

Lower-cost markets

Labor: $5–$9/sf broom

Trip / diagnostic: $650 min pour

National

Labor: $7–$12/sf

Trip / diagnostic: $750–$1,100 min

High-cost / access-limited

Labor: $10–$16/sf

Trip / diagnostic: Pump line item required

Worked example

Driveway replace (600 sf, 4 in, broom finish, haul-off)

Driveway example is 600 sf, 4-inch slab, broom finish, standard access. Stamped, heated, or structural sections need separate takeoffs.

Demo & haul-off$1,200
Base prep & forms$900
Ready-mix (7 cy) + pump$1,450
Labor (2 pour days loaded)$4,200
Overhead allocation$780
Margin (22% gross)$1,890
Indicative customer priceCustomer price ≈ $10,420 (~$17.37/sf — tear-off heavy; new slab on grade lower)

Price ranges homeowners compare

Per-sf installed is how homeowners compare bids. Minimum pour charges protect small sidewalks.

  • Broom finish slab (per sf) — $6–$12/sf
  • Stamped / colored (per sf) — $12–$22/sf
  • Driveway replace (per sf) — $8–$16/sf all-in
  • Concrete sidewalk (per sf) — $8–$14/sf
  • Block retaining wall (per face sf) — $25–$45/sf face

Where margin disappears

Concrete margin dies on bad volume takeoffs, unpaid pump fees, and tear-out scope without disposal tonnage.

  • Square footage without thickness — Volume error underorders trucks or loses margin.
  • No pump or line pump line — Backyard pours become crane or wheelbarrow disasters.
  • Stamped price at broom rate — Color hardener and release double labor and material.

Quotes, minimums, and payment

Minimums & trip charges

Minimum pour charge — often $650–$1,100 — covers mobilization, plant minimums, and half-day crew when sf is small. Match ready-mix minimum load fees in your market.

Markup vs margin

Ready-mix is pass-through with modest markup; margin lives in labor, prep, and risk. Do not discount labor to match a bid that omitted pump and tear-off.

Exclusions & change orders

Utility relocation, engineering, soil stabilization, and decorative masonry veneers are separate scopes. Crack control joints and curing compounds should be inclusions — call them out so customers do not confuse with structural cracks.

Payment schedule

Deposit before pour date hold; balance within net 7 of completion. Commercial and municipal jobs use progress draws per spec.

FAQ

How much do concrete contractors charge per square foot?
Standard flatwork commonly $6–$14/sf installed; stamped and complex access higher.
How to price a driveway?
Demo + base + volume from calculator + crew-days + margin — compare to homeowner driveway cost guide.
Should I include pump fees?
Yes — backyard and long runs need pump or line pump in writing.
What margin on flatwork?
Target 18–28% gross; weather cancellations need overhead reserve.
Masonry vs flatwork rates?
Walls bid per face sf with bond and reinforcement — not slab $/sf.
Cold weather pours?
Price blankets, hydronic heat, and admixture — or schedule risk.
Do homeowners see driveway costs?
Our driveway replacement cost guide publishes ranges — align tear-off and thickness.
How often update prices?
When ready-mix raises plant price — often quarterly.
