How much should a painter charge?

Professional painters bill $45–$85 per hour or $2.50–$6.50 per square foot of wall/ceiling surface for standard interior work — built from burdened painter labor, material and equipment overhead, and 18–28% gross margin on the sell price.

Build your rate from burden and overhead, not from wage alone. Use the calculator and template below, and compare to what we publish to homeowners for the same work.

How to use this guide

Painting pricing is half production math and half surface prep honesty. This guide connects hourly shop rates to per-square-foot production so you can quote whole rooms without guessing — and compare to what homeowners read on our interior painting cost guide.

Production rates must include prep, prime, two finish coats, and cut lines — not just rolling open walls. Ceilings, trim, cabinets, and high walls change hours per square foot more than paint brand does.

Use the estimate template with exclusions for repairs, lead-safe practices, and owner-supplied paint so color changes and substrate surprises become change orders, not arguments.

Per square foot vs hourly

Residential repaints are often sold per square foot or per room for speed; commercial and high-end work may stay hourly with caps. Either works if prep hours and material waste are in the model.

Spray cabinet refinishing and exterior work need different production tables — do not use interior wall rates on eaves and soffits without a pitch and access factor.

Rate build-up

From wage to billable rate

Painter wage is modest; burden, insurance, and equipment depreciation stack quickly. Overhead includes marketing, vehicles, and owner salary — margin belongs on full cost, not on wage alone.

StepExample range
Base wage (journeyman painter)$20–$30/hr
Labor burden× 1.32–1.42
Loaded labor$26–$43/hr
Overhead recovery+ 25–35%
Profit target+ 18–28% gross margin
Shop rate / production basis$45–$85/hr; $2.50–$6.50/sf walls

Typical service rates by region

Coastal and major metros sit at the top of hourly and per-sf bands; competitive Sun Belt markets may quote lower per sf but need higher daily square targets to hold margin.

Rural / South

Labor: $40–$65/hr

Trip / diagnostic: $350–$650 min job

National

Labor: $50–$75/hr

Trip / diagnostic: $450–$850 min

Major metros

Labor: $65–$95/hr

Trip / diagnostic: $650–$1,200 min

Worked example

Primary bedroom + bath repaint (walls & ceilings, ~650 sf coated surface)

Example assumes standard 8-ft walls, light prep, two coats, no significant repair. Heavy texture, nicotine sealing, or plaster repair can double labor — scope that before matching a low per-sf flyer.

Labor (18 hrs, 2 painters equivalent)$720 loaded
Materials (paint, primer, caulk, consumables)$185
Material markup (20%)$37
Equipment & overhead allocation$210
Margin (24% gross)$295
Indicative customer priceCustomer price ≈ $1,447 ($2.23/sf coated — trim-heavy rooms run higher)

Price ranges homeowners compare

Room and whole-house packages help CSRs quote consistently. Job-cost from measured square footage and prep walk notes — not from national midpoints alone.

  • Interior per sq ft (walls/ceilings) — $2.50–$6.50/sf
  • Single room (12×12) — $350–$850
  • Whole house interior (2,000 sf home) — $4,500–$12,000
  • Exterior (2,000 sf footprint) — $3,500–$9,500
  • Cabinet spray (kitchen) — $4,500–$9,000

Where margin disappears

Paint margin leaks on free color changes, under-scoped prep, and per-sf quotes that omit ceilings and trim.

  • Quoting walls only — Ceilings and trim add 30–50% labor; one-line room prices underbid.
  • No prep allowance — Cracks, peeling, and stain bleed eat hours you did not sell.
  • Owner paint without warranty disclaimer — You own adhesion failures on unknown substrate.

Quotes, minimums, and payment

Minimums & trip charges

Publish a minimum job charge — often $350–$850 residential — that covers mobilization, setup, and at least one painter-day equivalent. Small touch-ups are either minimum-priced or declined.

Markup vs margin

Twenty percent markup on paint cost is not twenty percent margin on the job. Align crew leads and estimators on the same definition before discounting to fill the schedule.

Exclusions & change orders

Drywall repair beyond minor caulk, lead abatement, wallpaper removal, popcorn removal, and moving heavy furniture belong in exclusions or line-item adders. Document substrate photos at estimate time.

Payment schedule

Interiors: deposit on schedule (where legal) or due on completion for small jobs. Larger exteriors: deposit on materials, balance on completion. Match the signed estimate.

FAQ

What should painters charge per hour?
Shop rates of $45–$85/hr after burden and overhead are typical nationally; production quoting often replaces hourly on interiors.
How much per square foot for interior painting?
Commonly $2.50–$6.50 per square foot of coated surface for standard repaints; prep-heavy work sits higher.
Should I charge for color changes?
Yes — document included rounds and bill additional coats or rooms outside scope.
How do I price exterior work?
Use per-square-foot wall area with pitch, height, and substrate factors — not interior rates.
What margin do painting companies need?
Target 18–28% gross margin; net depends on owner pay and marketing load.
Do homeowners see painting costs?
Our interior painting cost guide publishes homeowner ranges — stay consistent or explain premium prep and products.
Flat rate per room or per sf?
Per sf scales better; per room works if your room size assumptions are documented.
When is lead-safe work required?
Pre-1978 homes may require RRP practices — price compliance, do not absorb it silently.

Methodology

Bands reference BLS painter wages, production surveys, and our painter hourly rate calculator. Material inflation is slower than labor in many markets — revisit burden annually.
