How much should a flooring installer charge?

Flooring installers typically bill $45–$85 per hour for labor-only work, or $3–$12 per square foot installed depending on product — LVP and carpet at the low end, tile and hardwood at the high end — built from burdened installer labor, prep and waste, and 20–30% gross margin.

Build your rate from burden and overhead, not from wage alone. Use the calculator and template below, and compare to what we publish to homeowners for the same work.

How to use this guide

Flooring is priced by the square foot because material tier and prep drive the job more than a single hourly rate. This guide ties installer burden to installed $/sf bands homeowners see on our flooring installation cost guide.

Measure net install area, then add waste by pattern and product (10–15% tile, 5–10% plank). Subfloor leveling, moisture mitigation, and demo are separate lines — not absorbed silently in a low per-sf bid.

Use written estimates with product spec, transition responsibility, and furniture moving exclusions before you order material — dye lots do not wait for verbal approvals.

Labor-only vs supply-and-install

Big-box labor-only rates set a floor in many markets; supply-and-install shops mark up material and own warranty on both. Know which game you are playing and price mobilization for small areas accordingly.

Stairs, rip-up, and baseboard removal are production killers — price per step and per linear foot of base, not hidden in wall sf.

Rate build-up

From wage to billable rate

Installer crews run paired leads; burden includes tools, knee wear, and vehicle stock. Overhead for showroom, measuring, and warranty callbacks must land in $/sf or hourly shop rate.

StepExample range
Base wage (lead installer)$22–$32/hr
Labor burden× 1.35–1.45
Loaded labor$30–$46/hr
Overhead (measure, warehouse, warranty)+ 28–38%
Profit target+ 20–30% gross
Billable rate / installed basis$45–$85/hr; $3–$12/sf installed

Typical service rates by region

Material SKUs are national; labor spreads 15–25% by metro. Humid climates need moisture protocols on slab — bill testing and mitigation explicitly.

Competitive markets

Labor: $3.50–$6/sf LVP

Trip / diagnostic: $450–$750 min

National mid

Labor: $4–$8/sf mixed

Trip / diagnostic: $550–$950 min

High-cost metros

Labor: $5–$12/sf tile/hardwood

Trip / diagnostic: $750–$1,250 min

Worked example

LVP install (800 sf living + hall, standard subfloor)

Example is LVP on prepared subfloor, no demo. Tile, nail-down hardwood, and gluedown on failed subfloor change hours and materials — job-cost from the last three similar installs.

Labor (32 hrs loaded, 2-person crew)$1,280
Materials (LVP, underlayment, transitions, adhesive)$2,400
Material markup (18%)$432
Overhead allocation$480
Margin (22% gross)$1,014
Indicative customer priceCustomer price ≈ $5,606 (~$7.00/sf installed — demo and leveling extra)

Price ranges homeowners compare

Installed per-sf ranges are the language homeowners use. Minimum job charges protect you on bathrooms and closets.

  • LVP installed (per sf) — $3.50–$7.50/sf
  • Engineered hardwood (per sf) — $6–$12/sf
  • Tile floor (per sf) — $8–$18/sf
  • Carpet (per sf) — $3–$7/sf
  • Subfloor leveling (per sf) — $1.50–$4/sf

Where margin disappears

Flooring margin dies on free furniture moving, missing subfloor prep, and stair labor bundled into wall sf.

  • Quoting product box price as install — Labor and prep are half the job on many tickets.
  • No moisture test on slab — Callbacks on gluedown and LVP buckle your margin.
  • Stairs at wall rate — Each step is 30–45 minutes — price per step.

Quotes, minimums, and payment

Minimums & trip charges

Charge a minimum install fee — commonly $450–$950 — for areas under 200 sf or single small rooms. Mobilization and acclimation days do not shrink because the room is small.

Markup vs margin

Material markup on flooring is thin on competitive SKUs; margin often lives in labor and prep lines. Do not discount labor to match box-store install promos without cutting scope.

Exclusions & change orders

Asbestos tile abatement, major subfloor replacement, moving heavy pianos, and baseboard paint belong as exclusions or adders. Owner-supplied material needs warranty disclaimer in writing.

Payment schedule

Material deposit before order; balance on completion. On whole-home jobs, progress draws at delivery and substantial completion are common — match state deposit rules.
