Near end of life

Items with ≤2 years remaining — get quotes before emergency pricing.

What this assumes

  • Lifespans follow NAHB and manufacturer consumer guides; harsh water or skipped maintenance shortens life.
  • Replacement costs are installed mid-range placeholders — adjust for your market.
  • Years are calendar years since install or last full replacement.

Understanding the result

Plan replacements before failure

Emergency replacements limit choices and inflate price. The annualized budget line smooths cash needs.

How the math works

For each selected item, remaining life = catalog lifespan minus age since install year. Annualized budget = replacement cost ÷ remaining years (or full cost if overdue). Sum yields smooth annual replacement accrual.

Where to find each input

  • Appliance serial plates and inspection notes
  • HVAC service stickers
  • Receipts for last replacement

Worked examples

2010 HVAC on 15-year curve

Age 16 — overdue bucket.

Full replacement cost hits annual line — prioritize quotes.

2016 fridge, 13-year life

7 years left, $1,400 replace.

Accrue ~$200/yr toward next fridge.

Three laundry + water heater

Mixed ages.

Summed annual accrual becomes one transfer line in maintenance budget.

What this does not include

  • Extended warranty premiums
  • Energy savings from early upgrade
  • Commercial equipment

Regional adjustment

Hard water shortens water heater and dishwasher life in many Sun Belt metros.

Common questions

How long does a water heater last?
Tank units often last 8–12 years; heat pump tanks may differ. Flush annually to extend life.
How long does central HVAC last?
Furnaces and AC units often last 15–20 years with maintenance; coastal corrosion shortens life.
Should I replace all appliances at once?
Rarely — stagger by remaining life unless remodeling.
Are extended warranties worth it?
Compare warranty cost to self-insuring via the annual budget line.
What if I do not know install year?
Use home purchase inspection notes or serial-number decode; assume worst case until verified.
Does this include roof?
No — use maintenance budget and roof cost guides for envelope items.
How is annual budget calculated?
Remaining replacement cost divided by remaining years, summed across selected items.
When is repair better than replace?
Use repair vs replace tool when an item is past 75% of expected life and failing.
Unknown install year?
Assume older until verified — biases toward saving more.
Repair vs replace?
Switch to repair vs replace when facing a failure quote.
Include microwave?
Optional — low cost but frequent replacement.
Garage opener?
Toggle on — budget cables and sensors in replace cost.
Smart appliances?
Same lifespans; electronics may fail before mechanical wear.
Bundle replacements?
Annualized method still works — sum lines.
Inflation?
Replacement costs rise — revisit costs every few years.
Renters?
Landlord owns major systems — track only tenant-owned items.
Urgent flag?
≤2 years remaining triggers warning, not automatic purchase.
